Bridging Finance is a short term loan design to bridge the gap between property purchase and completion, maybe a commercial conversion or a residential property in to a holiday let or HMO.

Buying a commercial property not fit for habitation.  Then converting the property into a block of flats for sale or rent.  The short term bridge can be used for purchase and refurbishment before swapping to a more traditional finance product or mortgage.

75% Loan to value is fairly typical but you can also borrow all of the refurbishment costs on top. The interest would normally be included in this also.

Usually the interest on a bridging loan is paid monthly over the term or rolled up and paid at the end.  The interest you pay will usually depend on how long you borrow the money and your credit profile. Typically bridging loans are higher in interest as they are seen as a short term debt.

Briding finance is a great short term quick loan designed for developers to purchase property quickly off market or at an auction.  They enable developers to act quickly and take advantages of property that may not be on the market very long.

Some do although its a product usually reserved for developers, high street lenders do offer them.
